Croydon landlord licence

In October 2015, as part of their plan to make Croydon a better place to rent, the council designated the borough a private rented property licence area. This made it a legal obligation for every privately rented home in the borough to apply for a private rented property licence.

A total of 38,596 licences were issued by the end of the scheme and, approximately, 40% of licensed properties received a property inspection.

There is currently no licensing requirement for a private rented home in Croydon unless it falls under the compulsory HMO licensing scheme.

How long is it valid?

The Croydon landlord licence is valid for five years, after which it must be renewed.

Do I need one?

The Croydon landlord licence is just one of a number of compulsory licensing schemes that have been introduced in recent years. Others include the London boroughs of Newham and Barking and Dagenham.

How well has it been received?

The Croydon landlord licence has been generally well-received by landlords and letting agents. Many believe that it will help to improve standards in the private rented sector.

However, some critics have argued that the Croydon landlord licence is an unfair burden on landlords and letting agents. They argue that the cost of the licence is too high and that it is not clear what benefits it will bring.

What’s the benefit?

This type of licencing ensures that property landlords are local and not absent landlords. Compliance with the licence requires the following which are perceived to be benefits:

  • Inspections every 6 months
  • Where required, targeted inspections
  • Regular checks on fire alarms
  • New tenant checks
  • Any problems with tenancy can be dealt with quickly

Fines

The Croydon landlord licence is a controversial scheme, but it is one that all landlords and letting agents in Croydon must comply with.

Landlords and letting agents who do not have a Croydon landlord licence can be fined up to £20,000
