As a landlord, freeholder, or business, fire safety isn't optional — it’s a legal obligation. But staying compliant with ever-changing legislation can be overwhelming. At Yuno, we make it simple.
Our fire risk support services help you meet your duties under UK fire safety law with confidence, clarity, and expert guidance tailored to residential properties — including workplace, HMOs and multi-occupied buildings.
If you're the Responsible Person for residential or commercial property in England, especially multi-occupied ones, these are the key regulations you must stay on top of:
Fire Safety Order (2005): Requires Fire Risk Assessments and appropriate fire precautions in shared spaces.
Fire Safety Act (2021): Extends the above to include external walls, balconies, and flat entrance doors.
Building Safety Act (2022): Introduces mandatory recording of assessments, following the golden thread, and the competence of assessors.
Fire Safety (England) Regulations (2022): Demands regular fire door checks, resident communication, and recordkeeping — especially for buildings over 11 metres.
Smoke and CO Alarm Regulations (2022): All landlords must install and maintain alarms on every storey and in rooms with fixed combustion appliances.
Failure to comply risks fines up to £30,000 or even unlimited fines and imprisonment, rent repayment orders for residential, enforcement action — and, most critically, resident safety.
A robust fire safety plan isn’t just about ticking boxes. It’s about actively managing risk. Here’s what Yuno helps you put in place:
A legal must-have. We deliver detailed, carried out by accredited fire officers, tailored for rental, commercial and multi-occupied housing. Based on guidance not opinion, with the aim of ensuring you do not overspend!
We assess and inspect flat entrance doors and communal fire doors, ensuring they’re fire-rated, undamaged, and self-closing — a vital line of defence. We only use accredited installers.
We identify and help seal gaps and breaches where fire and smoke could spread — often overlooked but critical in older or altered buildings. We only use accredited installers.
From guidance to installation, we ensure your alarms meet British Standards (BS 5839-6, BS EN 50291) and are correctly positioned and maintained. We only use accredited installers.
We check for safe, unobstructed escape routes and provide advice on lighting for communal stairwells and corridors.
Yuno helps you meet duties to inform residents and employees — including fire safety instructions and evacuation strategies — in a way that’s clear, regular, and compliant.
With Yuno, you’re not just getting a tick-box exercise — you’re getting end-to-end, property-specific support that reduces risk, saves time, and keeps you compliant.
