Fire Safety Order (2005): Requires Fire Risk Assessments and appropriate fire precautions in shared spaces.

Fire Safety Act (2021): Extends the above to include external walls, balconies, and flat entrance doors.

Building Safety Act (2022): Introduces mandatory recording of assessments, following the golden thread, and the competence of assessors.

Fire Safety (England) Regulations (2022): Demands regular fire door checks, resident communication, and recordkeeping — especially for buildings over 11 metres.

Smoke and CO Alarm Regulations (2022): All landlords must install and maintain alarms on every storey and in rooms with fixed combustion appliances.
Failure to comply risks fines up to £30,000 or even unlimited fines and imprisonment, rent repayment orders for residential, enforcement action — and, most critically, resident safety.
