The first step in maintaining compliance is to stay up-to-date on all the latest laws and regulations. This can be done by keeping an eye on industry news or subscribing to newsletters. Ongoing Compliance

Once you know what the requirements are, you need to make sure that your property meets them. This involves regular inspections to ensure that everything is up to code. If any repairs or renovations are needed, they should be completed as soon as possible. If you are found to be in violation of any laws or regulations, you may be subject to fines or Suspension of your license. Therefore, it is important to take compliance seriously and do everything you can to stay up-to-date and in compliance with the law.

Licensing Step

The next step in property licensing is to obtain the necessary permits and licenses from the authorities. This can be a complicated process, so it is important to have all of your paperwork in order. Once you have everything in order, you can apply for your license. The application process can vary depending on the type of property and the jurisdiction. However it is generally a fairly simple process

What can happen if I fail to correctly license my property?

Below are what can happen if you fail to have the correct licensing in place::

  • As a landlord have you served a section 21 notice of possession, if so then this will not be valid if you have failed to apply for or obtain the correct property licence on the date that the notice was served. Section 21 notices are used to begin eviction proceedings. 
  • If your rented property does not have the correct license in place then your tenants may be entitled to a rent repayment for the period where the property has not had the correct license in place. If this is done via an order then you may be liable for a back payment of 12 months rent to be paid back to the tenant.
  • You may be subject to an enforcement action from the local council if you fail to have the correct property license in place.

What happens next

Once you have been licensed, you will need to renew your license every year. In some cases, you may also need to obtain additional permits or licenses. This is especially true if you make changes to the property
